In late January of 2026, we went out to replace a roof in Cincinnati, OH. The homeowner saw us working on a neighbor's property, so they asked us to give a roof replacement estimate. After the initial inspection, the homeowner liked the thoroughness of our estimate, so they entrusted us to get the job done right. The part of the estimate they appreciated was how honest and transparent our Inspector was regarding the condition of their existing decking system. We make sure to follow code when it comes the sheathing system, but because we couldn't get access to the attic, we had to include a second quote that assumed the entire decking situation would need replaced. After tearing off the existing roof, we determined that our suspicions were indeed correct, the entire decking system needed an overlay. Although disappointing, the homeowner understood this was a possibility. We then replaced the entire roof with our premium asphalt shingles and our 50 year no-leak system. This photo shows part of the existing decking system and the overlay we had to install over. The slats in the existing decking had gaps far too wide for compliance standards, so we had to install a sheathing overlay. Usually we are able to inspect the attic to determine exactly how much material is needed to get the decking up to code. Some roofing companies don't even try to inspect the decking from the attic, even when they have easy access. This lowers the perceived cost of their estimates, but it leaves homeowners frustrated on the day of the install when they break the news.

This photo shows the underlayments we used for this roofing system. The white Ice & Water underlayment was adhered to the new decking, six feet up from the edges and valleys. Our tan synthetic felt KRS Velora underlayment was fastened everywhere else on the decking. Our Ice & Water shield has a sticky backside that helps seal the nails we used to install the shingles over them. This seal helps keep water away from the decking and the attic in the most vulnerable areas of the roof.
